This includes assessing whether individual items should be temporarily relocated or protected in situ, and selecting the safest and least disruptive method for achieving this.

Where valuable items cannot reasonably be moved, we design bespoke protection around them, from constructing temporary shielding around artwork to layering protection over bespoke joinery, flooring, specialist lighting and delicate finishes, and creating safe working routes through completed interiors. Every measure is carefully planned to safeguard the home and its contents while allowing works to proceed with minimal disruption.

We take time to understand the property before proposing solutions.
Every new client relationship begins with a comprehensive Property Health Check – a detailed assessment that establishes how the property operates, identifies immediate priorities and improvement opportunities, and creates a clear roadmap for
its long-term care.

Over the course of the review, our team develops a thorough understanding of the property’s critical building systems, associated risks and compliance obligations, alongside a full assessment of existing maintenance agreements, current contractors and overall property condition. The goal is a complete, accurate picture of where the property stands today and of what it needs to perform at its best for years to come.

Following the assessment, clients receive a service proposal and quote outlining immediate priorities, any recommended remedial works and a bespoke programme of planned preventative maintenance. Once approved, this forms the foundation of ACT’s bespoke Service Agreement and maintenance schedule, providing a structured plan to keep the property performing at its very best for years to come.

Bespoke Service Agreement

Every ACT Property Care Service Agreement is tailored to the property’s construction, building systems, finishes and the client’s preferred level of support. Based on the findings of the Property Health Check, the service agreement sets out a structured annual programme of planned preventative maintenance with clearly defined frequencies and scope for every system. 

This covers everything from mechanical, heating and plumbing to electrical, fire, drainage and general building fabric. Where additional support is required – from specialist stone care to targeted refurbishment works – these services are incorporated into the plan. The result is a proactive, fully managed approach that protects long-term property performance, minimises unexpected failures and provides complete confidence that every aspect of the home is being cared for.

Ongoing Care and Technical Oversight

Once the property care programme is established, ACT proactively manages all visits and works on the client’s behalf. Our team coordinates specialist contractors, oversees service delivery and maintains comprehensive records for full visibility into the home’s condition and performance.
